Our company eliminates the need to call a general handyman, plumber, electrician, carpenter, painter or any other specialist you may need to maintain your rental/investment property. We provide all property maintenance services to you 24 hours a day! We are committed to providing high-quality, timely and professional services.

Deca Realty Company employs a full-time, well-trained maintenance staff, allowing us to handle almost every maintenance need. In order to protect employees and property owners, Deca carries worker’s compensation and general liability insurance. This separates us from many of our lower cost competitors.

When projects arise that require specialized training, such as roof replacement, the work is often sub-contracted. Deca maintains a list of qualified, reputable contractors for all types of work. We foster a strong relationship with many contractors, which in turn, results in better pricing and more timely service.

Our maintenance staff is available 24-hous a day / 7-days a week to handle emergencies. Our property managers make every effort to assess the urgency of the tenant’s situation and to keep emergency call-outs to a minimum.

PREVENTATIVE MAINTENANCE PROGRAM

Deca Realty Co. has a preventative maintenance program that you may want to take advantage of. The program goes like this; once a year the maintenance staff will visit your property and perform preventative maintenance such as changing the air filter, check and clean the AC/furnace, check smoke detectors, spray for bugs, replace burnt out bulbs, visually inspect the interior and exterior of the property, clean the exhaust fan, check plumbing and electrical as needed. The scope of the service that will be provided will depend on the tier of work that you choose.

TIER 1


  • Check/Change air filters
  • Check smoke detectors to ensure they are in working order and replace batteries
  • Spray for bugs
  • Replace any burnt out bulbs
  • Check for any visual signs of water damage
  • Test and clean exhaust fan
  • Check tub for mold, clean grout and/or caulk as needed

 

 

 

TIER 2


  • Check/Change air filters
  • Check smoke detectors to ensure they are in working order and replace batteries
  • Spray for bugs
  • Replace any burnt out bulbs
  • Check for any visual signs of water damage
  • Test and clean exhaust fan
  • Check tub for mold, clean grout and/or caulk as needed
  • Check all plumbing to see if there are any leaks (run sinks and flush toilets). Replace washers and flappers as needed
  • Check all electrical outlets to verify they are in good working condition
  • Check and clean HVAC system and water heater
